A: Great question!! We are a family owned & operated Texas Real Estate Company. We are actual buyers, not Wholesalers. We buy/hold, and we renovate/re-sell.
Q: Do you pay fair prices for properties?
A: Yes. We take great pride in being competitive and accommodating. We generally estimate our offer amounts based upon fair market value & condition of property. Our offer amounts are with simple consideration of our expected renovation/maintenance expenses, and reasonable equity capture. We run a family business, inclusive of family contractors. With this in-house capability, we generally pay much more than our competitor investors that must hire outside contractors. Even if a home needs a new roof, has a damaged foundation, has been infested with mold, or other, we'll still pay a FAIR PRICE!!
Q: How do you determine the price to offer on my house?
A: We base it upon fair market value, minus renovation and admin costs. Fair market value is generally based upon, and set forth by comparable neighborhood sales. We simply evaluate comps & current property condition.
Q: Are there any fees to work with you?
A: If you've got clean Title, we generally cover all fees within investment transactions. We work hand in hand with our Title company attorneys to simplify process and minimize fees for special services when applicable. Our objective is having HAPPY SELLERS!! We intend to put as much cash as possible into your pocket.
Q: How are you different from a real estate agent?
A: Real estate agents generally offer 1 solution - list properties on the MLS, and manage marketing campaigns to attract a strong buyer. We offer the 3 solutions:
Option #1) A NO BANK, NO CREDIT, NO INCOME REQUIREMENT (equity based) investor
mortgage loan. Our investor becomes your new mortgage note holder, and YOU KEEP YOUR HOME.
Option #2) An AS-IS investor sale (properties in need of significant Tlc, &/or a swift closing)
Option #3) An AS-IS retail listing & (highest offer) retail sale (properties in good condition)
